1. Drain Valve Is Clogged or Won’t Open

- Briefly turn the cold-water supply back on while the drain valve is open—this stirs up settled sediment and flushes it out.

3. Temperature & Pressure (T&P) Relief Valve Leaking During Flush
Manipulating water pressure and temperature during a flush can sometimes cause the T&P relief valve to weep or drip—especially if the valve is old or has never been tested.
- Do not ignore a dripping T&P valve; it is a safety device that must seal fully.
- Allow the tank to cool and pressure to equalize before inspecting the valve.
- Lift the test lever briefly to verify the valve opens and closes freely. Release it and check that it reseats firmly.
- If it continues to drip after reseating, the valve is worn and must be replaced—do not cap or plug it.

4. Anode Rod Severely Corroded or Fused
During a flush it’s smart to inspect the anode rod; a heavily corroded rod can break apart and add debris back into the tank, or it may be fused solid and impossible to remove without the right approach.
- After draining the tank, locate the anode rod port on top of the heater (may be under a plastic cap or the hot-water outlet fitting).
- Use a 1-1/16 inch socket wrench with a long breaker bar to loosen the rod—have a helper brace the tank so it doesn’t twist on its connections.
- Apply penetrating oil to the threads and let it soak for 15–20 minutes if the rod is stuck.
- Inspect the rod: if it is less than ½ inch in diameter or heavily coated with calcium, replace it.
- Wrap the new rod’s threads in Teflon tape and torque it snugly. Refill the tank before restoring power or gas.

5. Air Lock Preventing Proper Drainage
If a hot-water faucet was not opened before draining, a vacuum (air lock) can form inside the tank and slow drainage to almost nothing.
- Open the nearest hot-water faucet in the house fully—you should hear air rush in and drainage speed up immediately.
- If drainage is still slow, open the cold-water supply inlet briefly (with the drain valve open) to introduce air and pressure to push water out.
- Keep the hot-water faucet open for the entire duration of the flush.
- After the tank is fully drained and you are ready to refill, close the drain valve first, then slowly open the cold-water supply and let the tank fill completely before closing the open faucet.
Flushing Out Water Heater: When the Valve Leaks After You’re Done
A drain valve that seals fine before a flush may weep or drip afterward because the sediment that was inadvertently sealing a worn valve seat has been washed away.
- Close the valve firmly—do not overtighten plastic valves, which crack easily.
- If it still drips, wrap the valve stem threads with Teflon tape as a temporary fix.
- For a permanent fix, replace the plastic drain valve with a brass ball valve (see Cause 1 above).
- If replacing the valve, shut off the cold-water supply and drain the tank below the valve level before swapping it out.
